The Association does not endorse or guarantee the quality of services provided by these vendors, and the decision to hire any vendor is solely at the discretion of the unit owner. It is up to the unit owner to perform their own due diligence before hiring any vendor.
๐ Contractor Requirements — Rules & Regulations §V (pp. 7–8)
Before hiring any contractor to perform work in your unit or on the property, unit owners are responsible for ensuring the contractor meets all requirements set forth in Section V of the Association's Rules and Regulations (Property Management, Construction, and Repairs). Key requirements include:
- Licensing & Insurance: All contractors must be licensed in the District of Columbia and carry proper insurance prior to the start of any work. A Certificate of Insurance (COI) must be submitted to the Association Board for review before work begins.
- Commercial General Liability: Minimum $1,000,000 per occurrence and $2,000,000 aggregate. Edmonds School Condominium must be named as an Additional Insured on a primary and non-contributory basis, covering both ongoing and completed operations.
- Workers’ Compensation: Required for all contractors.
- Waiver of Subrogation: Required in favor of Edmonds School Condominium on both Commercial General Liability and Workers’ Compensation coverages.
- Permissible Hours: Construction and repairs are permitted only between 8 a.m. and 6 p.m., Monday–Saturday. Work is prohibited on Sundays, except for emergencies and “quiet” projects.
- No Exterior or Common Area Changes may be made without prior Association Board approval.
Failure to verify a contractor’s insurance may result in additional costs to the Association, which can in turn affect condominium dues. A sample COI is available in Attachment 1 of the Rules & Regulations. Contact the Association Board with any questions or to request the Board’s list of pre-vetted vendors.
